Arranging a Viewing
Firstly, where available, make use of the virtual tours and photographs online to get a feel for whether the property is going to be suitable for you. Then arrange a viewing directly with us at a time that’s convenient.
We will ask you some general questions about your circumstances and your income, so that we can get an initial understanding of whether the property will be suitable and affordable for you.
We will meet you at the property to have a look around and ask any questions you may have. We are happy for you to bring a friend or family member along for a second opinion.
Our team all live locally and know the area well, so feel free to ask us about the town and what it has to offer.
Making an Offer
If you would like to make an offer, please send us an email with the amount you are offering to pay each month along with your preferred moving in date. We will then speak to the landlord and if your financial offer is acceptable. we will ask you to pay a holding fee (equivalent to one weeks’ rent, which will then form part of your deposit).
Reference Checks
We will then carry out credit/reference checks and on successful completion of these checks we will start to draw up the necessary paperwork and ask you to get together your first month’s rent plus your deposit of 5 weeks rent (the holding deposit you have paid will be deducted from that amount).
We will draw up a tenancy that is suitable for you and this will be an assured shorthold tenancy. These typically have a term of 6 or 12 months and after the initial fixed term these can be renewed or in some situations allowed to become “periodic” where they will renew themselves automatically on a month-to-month basis.
Since 2012, tenants’ deposits are no longer held by a letting agent or landlord but in a government approved third party scheme. Our deposits are held by the Deposit Protection Scheme (DPS).
It will be your responsibility to insure your own possessions when you move in along with ensuring you will always be able to afford the monthly costs. Please speak to us about ways to ensure you will be able to manage the rent and bills no matter what happens.
Moving In
On the day that you move into the property we must be in receipt of your first month’s rent plus deposit. By this point you will have received all of the necessary paperwork by email such as EPC, Inventory, Gas Safety Certificate etc. and we will give you the keys to your new home!
